Owned and run by the University of Derby, Banks Mill offers subsidised studios with flexible terms for new and early stage creative businesses. Coupled with comprehensive business support, mentoring and promotional opportunities to help businesses survive those tough early years.
Banks Mill has 38 studios; they can be clean or dirty workspaces making them ideal for all types of creative businesses. The studios are spread over 5 floors, sizes range from 65 sq ft and 315 sq ft and are open daily (except certain Banks Holidays) from 5am until 11pm.
At Banks Mill we will offer you support as you start up and grow your business. This means that you’ll be able to get the best start you possibly can, and aim to get your business sustainable by your fifth year, though many of our tenants achieve this before five years.
The studios are full of character and charm. They have:
- Sand blasted brickwork, white painted stud walls, wooden floors
- Good natural light, with most studios having large of areas of window
- Standard fluorescent strip lighting
- Individual locking, secure studios
- Sink and cold water feed
- Some studios have three-phase electricity

Would you like to test your business idea before you start your business?
At Banks Mill you can take a studio on a short term basis to test the viability of your idea or if you are a more established creative business looking for a space to carry out a specific commission or project then short term workspace is the option for you.
You can hire our studio space for anything from one week to 12 months.

Become part of the Banks Mill community with our Associate Membership scheme
If you’re not ready or don’t need a permanent studio space with us you can still take advantage of the support and services by becoming an associate member.
The basic package starts from only £60 per year, with additional services being added to suit the individual on a ‘pick and mix’ basis, you only pay for the services you need.
